How long does it take to service a boiler?

Servicing your boiler is one of those jobs that is easy to put off and expensive to skip. Regular servicing keeps the appliance safe, keeps it efficient, and catches the small faults that turn into January breakdowns. The question we're asked most often on the phone is simply, "how long does it take?" For a standard domestic gas boiler the honest answer is one to two hours — long enough to strip, inspect, clean and test properly, and short enough that you're not losing a day to it.

What actually happens during a boiler service

A proper service is a sequence, not a glance. The engineer will:

• Check the appliance and installation against the manufacturer's instructions and current gas regulations
• Run a gas tightness test on the installation and check the standing and working gas pressure
• Remove the casing and inspect the combustion chamber, burner, heat exchanger and injectors, cleaning where required
• Check the flue internally and externally for damage, correct fall, and safe termination — including flue-in-void inspection hatches where fitted
• Carry out a flue gas analysis, recording CO and CO2 ratios against the manufacturer's tolerances
• Test the safety devices: overheat thermostat, flame supervision device, pressure relief valve
• Check system pressure, the expansion vessel charge and the condensate run (a frozen condensate is the single most common winter no-heat call)
• Check ventilation, seals and casing integrity
• Leave you with a written record of the readings

If your engineer arrives, looks at the flame, and leaves within fifteen minutes, you have not had a service.

Why some boilers take longer

Age. A fifteen-year-old appliance has more to inspect and more parts that come apart reluctantly. Seized casing screws alone can add twenty minutes.

Type. A wall-hung combi is the quickest. A system or heat-only boiler with an unvented cylinder means the cylinder, expansion vessel, tundish and discharge pipe are all part of the job. Back boilers behind a gas fire are slower still.

Condition. A sooted burner or a heat exchanger clogged with dust and pet hair needs stripping and cleaning, not wiping.

Access. Boilers in loft spaces, boxed-in cupboards or above kitchen units take longer to work on safely.

How often should a gas boiler be serviced?

Once every 12 months, without exception. Two reasons:

1. Safety. Combustion faults and flue defects are invisible and produce no smell. An annual flue gas analysis is the only way to know your appliance is burning cleanly.

2. Warranty. Nearly every manufacturer voids a 7- or 10-year warranty if you can't produce annual service records. A missed service can cost you a £700 heat exchanger later.

How much does a boiler service cost?

What you can do between services

• Keep the boiler pressure between 1 and 1.5 bar when cold
• Lag the external condensate pipe before winter
• Run the heating for ten minutes once a month over summer to stop the pump seizing
• Keep the flue terminal clear of shrubs, fence panels and nesting birds
• Don't store anything inside the boiler cupboard that blocks ventilation
