How much does a new boiler cost in Lincolnshire?

What a new combi or system boiler really costs to supply and fit in Lincolnshire, what changes the price, and how to avoid paying for the wrong size.

Replacing a boiler is one of the larger jobs a household takes on, so price is always the first question. In Lincolnshire a straight combi-for-combi swap typically lands between £1,900 and £2,900 supplied and fitted. A system boiler with a cylinder, a conversion from heat-only to combi, or a back-boiler removal usually starts around £3,000 and rises with the amount of pipework involved.

Those are real ranges, not headline prices. Below is what moves a quote up or down, so you can read two quotes side by side and understand why they differ.

Typical costs by job type

  • Combi swap, same position — £1,900 to £2,900. One day, minimal disruption.
  • Combi swap, relocated — add £400 to £900 for new gas, water, condensate and flue routes, plus making good.
  • Heat-only to combi conversion — £2,800 to £4,000. Cylinder and tanks removed, loft cleared, pipework reworked.
  • System boiler with unvented cylinder — £3,500 to £5,500 depending on cylinder size and whether the property needs a mains upgrade.
  • Back boiler removal and combi install — £3,000 to £4,500. Fireplace work and flue liner removal are the variables.

What changes the price

Boiler make and output. A budget 24kW combi and a premium 30kW unit with a 10- or 12-year warranty can be £700 apart before a spanner is lifted. Longer warranties are usually worth the difference on a boiler you intend to keep.

Whether the boiler moves. Staying in the same place is always cheapest. Moving it to a loft or utility means new gas supply sizing, a new condensate route to a suitable drain, and often a new flue.

Flue work. Vertical flues, long horizontal runs, flue-in-void inspection hatches and any terminal needing scaffolding all add cost — and none of them are optional extras.

Gas supply. Older properties often have a 15mm gas run that won't support a modern high-output combi. Upgrading to 22mm across a floor is a genuine cost, and any installer who ignores it is setting you up for lockout faults.

System condition. Old sludged pipework needs a power flush or at minimum a chemical clean, plus a magnetic filter and inhibitor. Most manufacturers now require a filter for the warranty to stand.

Controls. A programmable room thermostat is the minimum under Boiler Plus. Smart controls, load compensation or weather compensation add cost up front and reduce running costs afterwards.

Water pressure. A combi is only as good as the incoming mains. If your flow rate is poor, a combi will disappoint no matter how big it is — a system boiler and cylinder may be the better answer.

Getting the size right

Oversizing is the most common and most expensive mistake in the trade. A boiler far larger than the property's heat loss short-cycles: it fires, satisfies the demand in seconds, shuts down, and repeats. That wears components, wastes gas and shortens the appliance's life.

Sizing should come from a heat loss calculation — property construction, insulation, glazing, radiator output — plus your hot water demand (number of bathrooms and whether they're used at the same time). It should never come from a guess over the phone or a "we always fit the 30".

What a quote worth trusting includes

  • The exact boiler model and its warranty length and conditions
  • The flue route and any scaffolding
  • Whether the gas supply is being upgraded
  • The system cleanse method, filter and inhibitor
  • The controls being fitted
  • Removal of old cylinder, tanks and pipework
  • Making good, and who's responsible for it
  • Building control notification and the Gas Safe certificate

If a quote is a single number on a text message, it is not a quote — it is an invitation to be charged extras later.

Grants and finance

Depending on your circumstances there may be support through government energy efficiency schemes for low-income households and certain property types. Should you replace now or keep going?

Replace now if the boiler is over 15 years old, parts are obsolete, it has failed twice in one winter, or repairs are climbing past a third of replacement cost. Otherwise a care plan covers the annual service and breakdowns while your existing boiler still has life in it — and lets you replace on your terms in spring, rather than in a panic during a cold snap.
